A caravan annexe is a set of fabric walls that attach to your caravan's roll-out or box awning, turning the shaded area underneath into a fully or partly enclosed room. They are made from canvas, polyester or heavy-duty PVC, chosen to handle Australian conditions while still packing down small enough to travel with.
In practical terms, an annexe roughly doubles your usable living space without the cost of a bigger van.
It is cheaper than upgrading. An annexe buys you floor space for a fraction of what a larger caravan costs.
It seals properly. Fully enclosed models use draft skirts and tight seams to keep insects, dust and rain out, a meaningful difference from open awning walls when the wind picks up.
It is customisable. Add annexe matting for a proper floor, internal dividers, or different window configurations depending on how you camp.
Fabric quality. UV-resistant and waterproof, because Australian sun destroys anything less.
Setup time. Quick-erect frames, heavy-duty zips and Velcro make the difference between a ten-minute job and an argument. Worth paying attention to if you move often.
Ventilation. Large windows, mesh flyscreens and dedicated vents keep airflow up and condensation down while keeping insects out.
The right system depends on what awning you have:
Coast awning wall kits suit roll-out awnings such as Carefree and Dometic. Durable polyester canvas with flexible three-door layouts and a solid mid-to-long-stay option.
Fiamma privacy rooms are built for box and cassette awnings. A fast-clip pole system, large mesh windows, and integrated flyscreens make them among the quickest premium options to deploy.
Bagged awning annexes are engineered for Jayco bagged awnings, with Jayco-specific camper annexe walls sized to each model.
Thule annexes suit Thule awnings. We have written a buyer review of the Thule caravan annexe if you want an owner's perspective.
Camper trailer annexes are a different setup again. Creating space with a camper trailer annexe room covers how they go together.
If you only want part of the space enclosed, a porch extension adds a covered entry without committing to a full room.
What is the difference between an annexe and awning walls?
Awning walls enclose the sides of your awning. An annexe is the complete system: walls, and usually a floor and a proper door, creating a sealed room. Walls are lighter and quicker; an annexe is better for staying put. Our guide to awning walls and privacy screens covers the lighter option.
How long does one take to set up?
Between fifteen minutes and an hour, depending on the system and how many times you have done it. Quick-erect frames are considerably faster.
Do I need matting underneath?
Not strictly, but most people fit it. It keeps dust and mud out and makes the space far more comfortable to use barefoot.
Can I leave it up while I drive?
No. Annexes pack away before travel, without exception.
